What Is An EICR And Why Do Landlords Need One?
An ElCR is a formal document which is used to assess the condition of a property’s electrical system. Within these reports, faults, wear and tear, as well as any hazards that may be present, are assessed and reported to provide tenants with the essential information for their safety.
Under current UK law, landlords have several responsibilities when it comes to electrical testing and safety certificates, such as:
- Landlords must have a valid EICR every five years
- A copy of the EICR must be given to new tenants before they move in
- EICRS must be provided to existing tenants within 28 days of inspection
- Local authorities can request EICRS at any time, but you have 7 days to comply
